Architecture + Engineering
OLBN employs a comprehensive approach to integrate all aspects of design with engineering. This approach is applied to a variety of project types, from minor renovations to new construction and everything in between. Our services cover all aspects of design, ranging from building survey and master-planning, to design and construction document development, permitting support and construction administration support.
We operate in a collaborative, team-focused environment fostering coordination amongst our design studio team, engineering team partners, and stakeholders to provide the most effective design solutions to meet the needs of our clients.
Applied Technology
OLBN’s client-driven approach to projects and the fusion of design professionals with leading edge technologies has allowed the firm to continuously expand into the full-service architecture, engineering and construction services firm it is today. Our commitment to the integration of technology throughout the AEC process is apparent throughout the projects we are engaged in.
OLBN utilizes LiDAR scanning technologies to capture and document existing conditions as the foundation for the development of highly accurate, comprehensive and detailed BIM models. In addition, we utilize 3D photo scanning of both existing conditions and ongoing construction to capture progress real-time. Cloud based work sharing and live-linking of BIM models allows for continuous coordination between team members. BIM and 3D photo scanning are used side-by-side for accurate system modeling, clash detection and coordination. Models are updated throughout construction by the OLBN team to reduce the need for frequent verification and changes made in the field. The integration and implementation of leading edge technologies facilitates real time communication and collaboration between clients, contractors and teaming partners.
Additionally, OLBN has full Virtual Reality (V/R) design capabilities in-house, including a dedicated V/R room, and the ability to bring V/R to the client site. This allows for evaluation of options and solutions during the design process to address challenges in real time with efficiency and effectiveness.
Construction Support
OLBN’s design team of architects, engineers, and construction staff are experienced in providing construction phase and administrative services to our clients. Support services include submittal reviews, requests for information (RFIs) responses, reviews of change orders, and review of construction progress for compliance and in accordance with construction documents. OLBN provides these services to our clients throughout the life of the project.
